Why is ListMyHome less expensive than other Real Estate Agents?
ListMyHome is less expensive than traditional agents as our agents do not work for commission and as we are online only, we do not lease offices or otherwise.
ListMyHome was created due to agents fees becoming increasingly greater and reducing the sale proceeds available to vendors – we experienced various instances of vendors stating that agents fees are too high so we created ListMyHome with fees from just £100 and no fees higher than £1000. Our agents do not operate on any commission basis and do not charge any additional fees, unless expressly agreed between the parties.
What is the difference between ListMyHome and a Traditional Estate Agency?
ListMyHome is a fully online Estate Agent which allows our Customers full control of their listing and the ability to sell with a fixed free from just £100 with no commission or hidden fees.
While traditional estates use a commission basis of around 1% of the sale price of the property, which leads to excessive fees and can reduce your sale proceeds.
The other main difference is being a fully online agent means you can list your property from the comfort of your sofa – you simply choose your package, complete the listing and our ListMyHome Team will review your listing to approve it or to request further information.
Why should I use ListMyHome?
Firstly, as we are fully online, you can list your home in just a few clicks while maintaining full control of your listing going froward until the point of sale. You can receive offers directly, amend your listing as and when you wish to do so and there is only one fixed fee to list – no additional fees, no commission and no hassle.
Secondly, in this modern age, there is more information available than ever previously – you can value your home online, view market averages in your area and amend your sale price accordingly. As you paid for your listing, there are no further fees payable to us and this additional money can go toward your purchase.
Thirdly, previously you could only sell through Estate Agents but now, you can sell via ListMyHome and prospective purchasers can message you directly through our website. Once you receive an offer you are happy with, you can accept the offer directly or ask us to liaise on your behalf to accept the offer – if you do not like the offer, you can respond or ignore the message and await further offers.
Finally, while there are many other reasons to choose us, why not try us and find out?
The traditional real estate agent is becoming more of a “guide” than a “salesperson” – your personal representative in buying or selling a home as nobody knows your home like you do.
I received an offer for my property but I believe it is too low and I could receive a higher offer?
There are many ways to obtain a market value for your home in this unpredictable market including viewing homes for sale in your area, online valuations or choosing the price you feel is accurate.
These valuations should be similar and you can choose the highest value that you obtain – you can amend your listings as and when required as well as refusing offers that you do not deem to be accurate. Our site allows Purchasers to make enquiries directly so that you can view your offers and proceed with the most suitable offer that you receive.
Please note you are not obligated to accept any offers received – you remain in control and can accept the offer that you believe is best for you.
What do we mean by “Seller’s Market”?
As per our current circumstances, we are currently in a “seller’s market” meaning that the demand for homes is outweighed by the available supply for homes on the market.
This means the previous values for your home are likely different as it is likely that you may see significant increases in the previous valuations – this has the benefit of Sellers achieving greater sale prices for their homes so please ensure you remain updated with your valuations.
When buying a new home, what should we look for? What holds the most value?
A lot depends on why you are buying the house. Are you buying it mostly as a home or mostly as an investment? There is a difference.
For the most part, upgrades are high-profit items for builders. They aren’t designed to enhance the value of the house, but make you happier with the house you do buy.
If you are looking at your home as an investment, then you buy from the smaller to medium size and spend only a minimal amount on upgrades.
If you are looking at your purchase as a home, then you select upgrades that will enhance your quality of living.
